According to the data of the website Nekretnine.rs, the average prices of advertised real estate (old buildings and new buildings) in Belgrade in April compared to March have moved as follows:
Center of Belgrade recorded a drop in the average advertised real estate price of 5 euros per square meter, which is 0.14 percent lower than in March of the current year. The price in April was 3,460€/m2, while for the same period last year the average price for this location was 3,348€/m2.
Novi Beograd, recorded a growth of 1.12 percent with an average price of 2,702€/m2 which is a price increase of 30€ per m2 compared to the month of March. In the previous year, the average price for this location was 2,770€/m2.
Municipality of Mirijevo reached an average price of 1,912€/m2, which is an increase of 0.37 percent compared to March, when the average price per square meter at this location was 1,905€/m2. Last year, the average price in April was 1,851€/m2.
Municipality of Palilula recorded an increase of 3.05 percent and formed an average price of 2,498€/m2.
When we take a look at the previous year, this location formed an average price of 2,492€/m2 in April last year.
Municipality of Voždovac, one of the more sought-after locations, has seen a rising trend in the price per square meter since the beginning of the year. In April it achieved a growth of 64€/m2 (1.77 percent) and reaches an average price of 2,646€/m2. In the same period last year, the price was 2,462€/m2.
Municipality of Vračar as one of the most attractive locations in the capital since the beginning of the year, has recorded a price increase, which in April increased by an average of 2.49 percent (by 85€/m2), forming an average price of 3,500€/m2. In April 2023, Vračar had an average price per square meter of 3,250€/m2.
Fall in advertised rent prices
According to the records of the same website, in the first quarter of this year, rent prices fell. The biggest drop was recorded in April, in the following volume:
The average rental price in the center of Belgrade recorded a drop of 1.80 percent, forming a price of 16.4€/m2. Novi Beograd recorded a drop of 2.67 percent and thus achieved an average rental price of 14.6€/m2.
Mirijevo achieved an average price of 9.2€/m2, which is a decrease of 5.15 percent compared to March. Municipality of Palilula recorded the biggest decline of 6.06 percent forming an average rent price of 12.4€/m2.
In April the municipality of Vračar recorded a drop in rent prices of almost 2 percent with an average price per square meter of 15.4€.
Only the city municipality of Voždovac recorded a price increase of 1.65 percent in April and achieved an average rental price of 12.3€/m2.
